When selling your home, remember that approximately 80% of home buyers are represented by real estate agents.  This fact makes it imperative that your home is advertised on the realtor's multiple listing system, or the "MLS."  In addition, a home sold "by owner," on average, will sell for 16% less than a home sold by a realtor.  So, as you can see, the MLS is an invaluable tool that no savvy homeowner will ignore.

Paradigm Realty currently offers two programs to clients.  Both programs feature exposure on the MLS.  Your choice will hinge on whether you wish to minimize the amount of commission paid, or your time invested in the sale of your home. 

OPTION 1 - THE MLS ONLY LISTING ($500)
The "MLS Only" listing offers you a flat listing fee of only $500.  Included in the fee is a listing on the realtor's multiple listing service and on the internet.  We supply all of the forms needed to complete the purchase offer, assist in setting a realistic selling price, provide brochure templates, install a yard sign, make marketing recommendations, and will recommend a title company.  You will be responsible for showing the home, holding open houses, negotiating the selling terms, filling out the purchase agreement, coordinating the closing, and advertising the home in newspapers, if desired.  You still need to offer 3% commission to the selling agent.  After all, agents are paid solely on commission.  Put yourself in their shoes, and you can see why many agents steer clear of 2% or 2 1/2% listings.  But, the $500 listing offers numerous, creative possibilities to sell your home quicker and for more profit.  For instance, since you are only paying $500 to list your home, you can offer the selling agent 4% or 5%, instead of the customary 3%.  You are still saving 1% to 2% of the sale price in commission compared to a 6% listing (or $6,000 on a $300,000 home), yet you will have agents fighting to show your property!  Think about it, if you were a real estate agent and there were two dozen homes on the market that matched your client's requirements, are you going to be most enthusiastic about the 23 homes offering you 3% commission, or the one offering you 4% or 5%?  Offering a higher commission will also allow you to ask a higher selling price and sell your home quicker.  The extra money you save in reduced market time, and the extra profit that you make with a higher selling price is money in your pocket.  All accomplished while still saving thousands when compared to a traditional 6% listing!

OPTION 2 - THE FULL SERVICE LISTING (6%)
